Providing affordable student accommodation, within 10 minutes of Plymouth University Campus is Crescent Point. The 348 self-contained studios have been constructed using offsite construction. In just nine weeks, 360 modular steel blocks were installed on the highly constrained site, which had virtually no scope for on-site storage.
Providing structural, civil, building services and fire engineering for this major project, Ramboll supported the project from pre-planning design advice to specialist expertise in the modular steel construction.
Working in collaboration with the modular steel manufacturer we developed a new type of steel module using a combination of hot and cold rolled steel. This delivered the stability of a significantly taller modular building than the manufacturer had previously undertaken.
The connections between the modules were all designed to take place externally to the modules themselves. This was important because it allowed all the bedroom modules to be fully fitted and furnished offsite prior to delivery, saving cost and avoiding any potential damage by onsite construction work. Furthermore, a specially designed method of lifting the modules was developed. This enabled the modules to be easily lifted during their manufacture and installation and also provided the additional benefit of increasing the vertical accuracy of setting out on site.The module designs are lightweight and robust, capable of withstanding the building’s maritime location. Some modules have also been designed to allow a fully glazed façade to soften the scale of the building.
