Phase 1 is a nine-storey office tower. Our client is developing the project on speculation, so future flexibility is a key requirement of the M&E design.
We’ve been involved with the architect from the early concept stages, helping to ensure the building performs with the minimum M&E provision. By CFD modelling the entire site, we’ve been able to calculate anticipated solar shading from adjacent buildings. This has informed a highly sensitive façade specification which balances the need to optimize natural light penetration while also minimizing the impact of solar gain.
Free cooling chillers are used as part of a low-energy design, while four pipe fan cool systems — which distribute cool air via a network of adjustable ducts — serve a highly flexible services design.
Our BREEAM assessors are working to earn Broadway phase 1 the highest possible rating.
